Off-axis listening
I listen off axis, as well. It might be due to a slight deficiency in my left ear, but I never cared for being held captive and having to listen in only one place. Hence, I own speakers that allow me to indulge my eccentricities. B  
Downward firing speaker port and domestic issues
Perhaps using a pair of Townshend Platforms would help decouple any bass that could migrate to the downstairs apt. Though, to be honest, I own a floorstander with a bass port (Vandy Treo's), The amount of bass energy exiting is rather low. Bob

Buy a pair of Vandersteen VLR's and put them near the room corners. You'll have plenty of bass. Yes, they look like something so basic that they wouldn't work, but don't let that fool you. With the output of the Hegel, they will rock. Bob
